House Rules

By booking this home, guests are acknowledging and agreeing to the following House Rules.
Please DO NOT book this home unless you and your guests have thoroughly reviewed and willingly consented to all the House Rules and conditions of this rental.


Upon booking, you will receive a rental agreement via our Property Management software, OwnerRez (an Airbnb-approved and preferred Partner), which requires acceptance of the house rules. You must sign the rental agreement upon booking. Additionally, the rental agreement includes a request for an off-platform security deposit “hold.” This hold will not be placed until 2 days prior to arrival and will be released 7 days after departure, if no damages are reported.

It’s important to note that Airbnb approves offline security deposit requests with their approved API-connected partners, and OwnerRez is included in that list.


CHECK-IN/ CHECK-OUT TIME

Check-in: 4:00 PM EST
Check-out: 10:00 AM EST

Early Check-In/ Late Check-Out Requests

We are unable to guarantee early check-in/ late check-out requests but will try our best to accommodate.

Check-Out Time

Failure to check out at 10:00 AM EST may prevent our housekeeping team from preparing the home for the next guest. If you are running late, please send us a text/message ASAP to minimize the chance of incurring a late check-out fine.

Otherwise, failure to check out by 10:00 AM will result in the following penalties:

  1. $100/day (weekday), $200/day (weekend)
  2. The cost of ad-hoc cleaning services.
  3. The cost of canceling the next guest’s reservation if the late departure prevents the house from being ready by 4:00 PM or incurs additional costs to the host for ad-hoc cleaning services.

We have never had to impose such a fine – please just communicate with us!


EARLY CHECK-IN/ LATE CHECK-OUT RATES

Early check-in and late check-out requests are not accepted on days with same-day turnarounds. For other days, while we cannot guarantee availability, we will try to accommodate requests based on the following rates:

  • Up to 2 hours: $100
  • 2 to 4 hours: $250
  • Over 4 hours: Full nightly rate

All approvals for early check-in and late check-out must be given by the host in writing via text, message inbox, or email to be considered approved and valid.


PRE-ARRIVAL GUEST REGISTRATION

We request the guest to send a picture of their photo ID, preferably within the first hour of booking, to the host via Airbnb/VRBO Messages, along with the full legal names and year of birth of all additional guests.


AGE LIMIT

You must be 25+ to book this home. No refunds will be issued if this requirement is not met.


CHECK-IN PROCEDURES

The front door is equipped with an electronic keypad, and you will be provided with an access code 24-48 hours before arrival. Access will be provided only if you have completed the Pre-Arrival Guest Registration and have confirmed to the host that you agree to the House Rules and have communicated these rules to all guests included in this reservation.


PARKING

The front of the home has parking for up to 3 cars. Additional parking is available in the back driveway for up to 5 more cars. Street parking is NOT allowed at any time. Guests may not park or block the street.

We strongly recommend AWD or chains during winter when it snows/ices.


PETS

House-trained pets are welcome.

  • We provide basic pet supplies such as a bed, food and water bowls, toys, and poop bags.
  • Fees: $200 for the first pet and $150 for the second pet (max 2 pets, 50 lbs max weight limit each). Note: Airbnb/VRBO charges for only one pet, so if you bring two, we will request the additional fee via the resolution center (or direct pay).

Pet Rules:

  • Guests must clean up all pet waste; a fee of $35 per pile will be charged for uncollected waste.
  • Pets must not roam outside unsupervised.
  • A minimum fine of $300+ will be charged for any upholstery or carpet cleaning/replacement caused by pet damage.

NEIGHBORHOOD RULES

Our home is in a small community of wonderful people. Guests shall abide by the neighborhood rules:

  • Follow the mph speed limit.
  • No littering, loud music, or disturbances.
  • No trespassing or fireworks.

Quiet Hours: Please ensure outdoor lights at the fire pit and decks are off, and outside noise is kept low between 9:30 PM and 7:00 AM.

 

VISITORS / ADDITIONAL GUESTS / MAX CAPACITY

Guests

The main house can comfortably sleep 12-14, and the cottage can sleep 2-4. Please note there is a fee of $75 per person per night for over 14 guests. This fee covers additional supplies (linens, toiletries, coffee, etc.) and the additional cleaning fee.

Visitors

Any overnight visitors who are not registered as part of the reservation will be considered a violation of the House Rules and Policies. If you need to have people stay at the house in addition to the registered guests, please notify the host ASAP via text or messages.

Unregistered overnight guests (children or adults) are a violation of House Rules and will incur a penalty of $100 per night per person plus an additional cleaning fee.


HOT TUB

  • Private hot tub for up to 6 people.
  • Alcohol is not allowed near the hot tub. Guests are prohibited from using the hot tub if they have consumed alcohol or are pregnant.
  • No glass is permitted in or near the hot tub.
  • Use the hot tub AT YOUR OWN RISK.

SHARED WELL

Our community shares a well system. Occasionally, fluctuations in water pressure or temporary loss of water supply may occur.

If this happens:

  1. Promptly contact us so we can reset the well and restore service.
  2. Please use water wisely during your stay to minimize strain on the system.

AMENITIES

Towels & Toiletries

We provide start-up supplies, including:

  • Paper towels
  • Dish soap
  • Dishwasher soap
  • Kitchen trash can liners
  • Toilet paper
  • Hand soap
  • Bathroom trash liners

Depending on the length of your stay, you may need to purchase additional items once the initial supply runs out.

Kitchen Appliances & Kitchenware

Main Cabin: Fully stocked kitchen, including cookware, bakeware, utensils, flatware, drinkware, dishware, spices, olive oil, vinegar, coffee, and appliances (4-burner gas stove, fridge, microwave, coffee maker, toaster, and Duo Instant Pot/Air-Fryer).

Cottage: Kitchenette with cookware, bakeware, utensils, flatware, drinkware, dishware, cooking oil, coffee, and appliances (4-burner gas stove, oven, microwave, mini-fridge, coffee maker, and toaster).

Note: Availability of items may vary due to guest damage, malfunction, or theft. Replacement may not be immediately available during your stay. The unavailability of kitchen appliances will not be grounds for a refund.

Furniture, Fixtures, and Decorative Items

Please do not move, rearrange, or remove furniture, fixtures, or decorative items. Guests will be financially responsible for replacing any missing or damaged items.


TRASH

All trash must be bagged, sealed, and placed in the bear-proof trash container located to the left of the main entrance door. Extra trash bags are available in the kitchen.

Important:

  • DO NOT leave food outside or in your car. It will attract bears.

INTERNET/ CABLE

  • High-speed wireless internet is available.
  • 7 Smart TVs with cable access and 3 Blu-ray DVD players with a selection of ~50 Blu-ray DVDs (including some 3D options).
  • Please return DVDs and 3D glasses to their respective locations after use.

OFF-PREMISE AREAS

Certain areas are off-limits to guests:

  • Hallway closet in the main house loft (across from the bathroom).
  • Utility room in the basement (across from the laundry room).

Tampering with locks on these areas will result in a $250 fine plus the cost of any damages.


SECURITY

For the safety of guests and the neighborhood, the property is equipped with outdoor security cameras:

  • Ring Floodlight Cameras at the front and back entrances.
  • Nest Doorbell at the front of the house.

Note: There are NO indoor cameras on the property.


REFUNDS

No refunds will be offered for weather, natural disasters, or during major holiday weeks.


ITEMS LEFT BEHIND

The property owner is not responsible for items left behind after check-out. You may contact us about forgotten items, but we cannot guarantee their return. We recommend doing a final walkthrough before leaving to ensure nothing is forgotten.


INDEMNIFICATION AND LIABILITY WAIVER

Guests agree to indemnify, defend, and hold harmless the property owner, agents, employees, and representatives from any claims, damages, liabilities, costs, or expenses arising from injury, loss, or damage during the stay.

The property owner will not be liable for:

  • Accidents, injuries, or illnesses.
  • Losses incurred during the use of the hot tub, fire pit, or any other property facilities.

Guests acknowledge full responsibility for their own safety and agree to exercise caution during their stay.

By booking and staying at the property, guests acknowledge they have read, understood, and accepted this waiver.

Safety & Property

1. No Candles / No Fire — For safety reasons, no fires inside or out (except the indoor fireplace and the outdoor fire pit).
Indoor fireplace: We have an ELECTRIC fireplace TV cabinet in the great/ living room and it is operable by the remote on/in the cabinet. Please do not put any logs in it or fiddle around with it.
Outdoor fireplace: We have an outdoor gas fire table and a small firepit in the backyard. We provide a propane tank for the table, and for the pit, you will need to buy the logs. Please extinguish the outdoor fire by 9pm. Failure to follow these instructions or any unauthorized fires (including candles) will be charged $500 plus damages. Please use the fireplaces’ responsibility and AT YOUR OWN RISK!


2. No Mylar Products — For safety reasons, guests may not bring mylar products (e.g. mylar balloons, glitter, mylar / metallic ribbons, etc…). These items conduct electricity, are a fire hazard, and are strictly prohibited.

3. Dock — The property has its own private deck but the river is deep and the water levels tend to rise high during winter. So for the safety reasons, the guests are NOT ALLOWED to go beyond the safety railings on the main level. The guest will be penalized $500 for breaking the rule & will be solely responsible for their action.

4. Decks — For safety reasons, guests are not allowed to move furniture, including from inside the unit to the decks. For safety reasons, guests also agree to not climb on the deck railing, sit or lean on the railing, or behave in any way on the decks that compromises guest safety.

5. Deck Doors — For safety reasons, guests agree to never vacate the premises while leaving the deck doors open or unlocked. Leaving the deck doors open may result in (1) animals, insects, and debris entering the home (2) damage to the home from weather, (3) strangers entering the home, and (4) other risks that may compromise guest safety, theft, or damage to the home. Guests found to be in violation of this House Rule will incur a minimum charge of $250 to cover the costs of additional cleaning, and the full costs of any other related damages.

6. No Weapons — Guests are not permitted to bring any weapons of any kind into this home.

Cancellation Policy

1. 75% refund if canceled at least 30 days before arrival.

2. 25% refund if canceled at least 14 days before arrival.

3. No refunds for cancellations within 14 days of arrival.

4. Note: No refunds are provided for weather, natural disasters, or during major holiday weeks.

Please note that for cancellations of bookings made on platforms other than Airbnb, a Stripe card processing fee of 3% will be deducted from the total refund.
